The Power of Collaboration in Modern Industrial and Logistics Development

How does collaboration benefit developers and occupiers?

This blog is part of a series from Bisnow's UK Industrial and Logistics Transformation Conference on Wednesday 18th June 2025

How can collaboration drive better outcomes in industrial and logistics real estate development? This question is crucial to today’s most successful projects, where developers, occupiers, and technology partners work side by side to shape spaces that deliver long-term value, efficiency, and satisfaction.

Building for Retention

Handing the keys over to a new occupier does not count as a comprehensive onboarding. The most forward-thinking developers are those who invest in genuine partnerships with their occupiers, understand their operational needs, anticipate requirements, and co-create environments that tenants want to stay in for the long haul.

As Stuart McCallion, SEGRO, highlighted at the recent Bisnow UK Industrial and Logistics Transformation event, “Growing your customer means showing them what’s possible”. By leveraging your knowledge of best practices and real-world success stories from other tenants you’re equipping them to grow and succeed.

Agility and Futureproofing

Kris Britland from Mirastar, emphasised the importance of agility, not just in building design, but in the service offering itself. Developers who support occupiers through automation fit-outs and even help fund operational upgrades stand out in a competitive market. However, the key is ensuring these investments stand the test of time. What is relevant today may not be in five-years or ten-years’ time, so scalability and flexibility must be built in from day one.

Joint Planning for Digitally Connected, Efficient Facilities

Successful collaboration goes beyond the initial build. Ongoing dialogue between developers and occupiers enables continuous improvements in operational efficiency and sustainability. This might involve working together to introduce smart building technologies, optimise energy use, or rethink space layouts as business needs evolve.
